Highridge Gardens is a two-building affordable housing development set on approximately 4.5 acres in Poughkeepsie’s northeastern neighborhood, adjacent to Poughkeepsie Commons. Two three-story, elevator-equipped buildings with 24 one-bedroom apartments for workforce housing and 50 studio apartments for permanent supportive housing, tailored for individuals with special needs. Amenities include a community room, on-site laundry, parking, a computer room, library, TV room, full-service dining area, exercise room, and even a scenic waterfall patio.

The project was developed in partnership with Rehabilitation Support Services (RSS). Financing included a $10.5 million construction loan from the Community Preservation Corporation (CPC); nearly $9.6 million in Low Income Housing Tax Credit equity from New York State Homes and Community Renewal; additional support from City HOME funds; and funds from NYSERDA. Support services are sponsored by the New York State Office of Mental Health (OMH).

As noted during its ribbon-cutting on April 17, 2015, the project “builds on the successes of supportive housing initiatives… encouraging personal growth and sustained social interactions… intrinsic to strengthening and revitalizing communities.” It provides secure, reasonably priced housing to families and individuals earning moderate incomes, promoting economic stability and inclusion with the workforce housing. As well as, offering permanent housing with wraparound support—administered onsite by Rehabilitation Support Services—helping residents manage behavioral health challenges and live independently within a supportive community.
