Opened in 2013, Poughkeepsie Commons is a thoughtfully designed affordable housing development that serves a dual mission: to provide safe, dignified housing for low-income seniors (55+) and disabled or formerly homeless veterans. It is a two-building, three-story complex that includes elevators, accessible units, and achieves greenbuilding standards per NYS Energy Research and Development Authority and NYSHCR.

 

There are 24 apartments for disabled veterans, of which 8 units are supported by HUD-VA Supportive Housing Vouchers, providing rent subsidies and on-site case management. The remainder of the complex consists of 48 units dedicated to seniors aged 55 and older. The buildings include laundry facilities, meeting rooms on each floor, and a landscaped courtyard with a water feature, computer room, and an on-site bus shelter to encourage transit use.

 

Some units are designed for full accessibility, with adaptability across the board. Tenants benefit from proximity to transit, services, and supportive amenities. The veterans’ building features ground-floor resources such as medical examination rooms, a community room, and offices for Mental Health America, the American Legion Post 37, and partner Hudson River Housing offering referrals and services.

 

This property was developed in partnership with the City of Poughkeepsie, Dutchess County, and nonprofit partners like HUD and Community Preservation Corporation (CPC). It received $12.3M in Low-Income Housing Tax Credits (LIHTC) via NYS Homes & Community Renewal, equity provided tax credit investors. The project was also granted a $7M construction loan and $800K permanent loan facilitated by CPC. It also received $745k in HOME Investment Partnership funds from the City and County.
